this website is owned and operated by easyliving melbourne (ABN 45 279 216 137). it's provided to help you learn about our furnished medium-term homes across St Kilda, Balaclava, Elwood and St Kilda East, and to get in touch with us.
by using the site you agree to use it lawfully and for genuine accommodation enquiries only. please don't attempt to disrupt, scrape, copy or misuse the site, its content or its forms. we may update, suspend or withdraw any part of the site at any time without notice.
enquiries & applications
when you send an enquiry or submit an application through this site, you're asking us to consider you for a stay. you're not making a confirmed booking. a booking is only confirmed once easyliving melbourne confirms it to you in writing (by email or message) and any required holding deposit, agreement or bond has been arranged.
you agree that the information you give us, your name, contact details, dates, occupant numbers and any other details, is accurate, current and your own. decisions about availability and approval are made at our discretion and may depend on screening, references and identity checks consistent with the Victorian Residential Tenancies Act.
tenancy agreements
every actual stay is governed by the formal Victorian residential or rooming-house agreement you sign, made under the Residential Tenancies Act 1997 (Vic), together with a bond lodged with the Residential Tenancies Bond Authority (RTBA).
where anything on this website differs from your signed agreement, your signed agreement prevails. the website is general information; the agreement is the contract.
stays run from a three-month minimum and are typically 3–12 months or longer.
pricing & availability
prices, room types and availability shown on this site are indicative only and are subject to change without notice and subject to availability at the time you apply. the rent, inclusions and conditions that apply to you are the ones set out in your signed agreement.
bills are often, but not always, included in the rent; what's included is confirmed per property before you sign. prices are in Australian dollars and include GST where applicable.
payments
rent is generally paid 4-weekly (every 28 days) in advance, as specified in your agreement. we accept EFT, cash, card and PayPal. any holding deposit, bond or first payment required to confirm a booking will be advised to you in writing before you commit.
you're responsible for paying on time under the terms of your agreement. late or failed payments are handled in line with that agreement and the Residential Tenancies Act.
cancellations & changes
cancellation, notice and change-of-stay terms are set out in the agreement you sign. please refer to it for the rules that apply to your specific tenancy. (placeholder: detailed cancellation terms are confirmed in your signed agreement.)
if you need to change dates or end a stay early, contact us as soon as you can and we'll talk you through your options under your agreement and the Act.

photos, floor plans, room descriptions and location details on this site are indicative and provided as a general guide. furnishings, layouts and finishes can vary between dwellings and may change over time. where exact details matter to you, please confirm them with us in writing before you apply.
intellectual property
all content on this site, text, images, logos, the easyliving melbourne name and branding, layouts and code, is owned by or licensed to easyliving melbourne and is protected by copyright and other laws. you may view and print pages for your own personal, non-commercial use. you may not reproduce, republish, distribute or commercially exploit any of it without our prior written permission.
liability
we take care to keep this site accurate and useful, but to the extent permitted by law it's provided "as is" without warranties of any kind. we don't guarantee the site will be uninterrupted, error-free or that any particular property will be available.
nothing in these terms excludes, restricts or modifies any consumer guarantee, right or remedy you have under the Australian Consumer Law that cannot lawfully be excluded. to the extent permitted by law, easyliving melbourne is not liable for any loss or damage arising from your use of, or reliance on, this website.
governing law
these terms are governed by the laws of Victoria, Australia. you and easyliving melbourne submit to the non-exclusive jurisdiction of the courts of Victoria.
